We hired a car and the only word of warning I can offer is that parking inside the complex is a little tight so beware how close you park to other cars! At that level, you feel adequately secure at night if you want to leave doors and windows open and it is cooler at that height. Also, there are nice views of the cala from the balcony.

Licensing of "private" apartments has "never" been done and same situation applies as above. It's no longer legal. This loophole had been used for some years; and I've rented on that basis in the past.

The loophole related to a very specific wording in the contract to exclude provision of touristic services. The politicians closed the loophole via the new legislation implemented from Aug ; so short term rental in now classed as illegal without a valid licence. The open kitchen has a coffee machine, a microwave oven, and kitchen utensils. In addition the bathroom offers a shower, toilet and sink. Many if not most properties that were available to book as holiday rentals BEFORE AirBNB came on the scene which in Italy means a lot of properties, their tourist industry predates that organisation by many decades were already available through other platforms, such as booking.

The "new" element with AirBNB is the short-term rental of people's own homes on an occasional basis, rather than the seasonal rental of apartments separate from the owner's residence, as an ongoing business. Which continues to exist, so I see no reason to worry solely because this is not being done through AirBNB given that this owner isn't yet registered with them, even if they clearly intend to be by the time you actually arrive.

Of course there are always grounds for concern about any rental contract, but not being registered with AirBNB is not, in my opinion, one of them. If they don't send you an advance copy, take a copy of the model with you, in English and Italian, and they you will at least know what you are looking at. These are new laws that have been introduced recently and the councils are trying to enforce for It "can" mean that people end up cancelling bookings rather than having to pay a heafty fine.

Sorry to the OP, I really don't understand the in's and out's of the new laws - it's all very complicated. People I know just carry on renting privately and just avoid advertising any more to stay under the radar. Thank you for the replies.
